One of Grande Vista Bay’s most frequently asked questions is where is Grande Vista Bay located? We are on Watts Bar Lake just West of Knoxville, North of Chattanooga, and East of Nashville. We are located just a short drive from many shopping areas and restaurants, airports, and the Smoky Mountains. Here are a few of our neighboring communities:

        Grande Vista Bay is a gated community on 1,260 acres with approximately ~12 miles of private roadway. There are 650 home sites with approximately 260 homes built as of 2026 of varying sizes, styles, and settings. There are many acres of natural beauty to allow property owners to take in the natural Tennessee beauty of the Smoky Mountains and the Cumberland Plateau while overlooking Watts Bar Lake. Lot sizes range in size up to several acres and range from wooded to manicured, hybrids of wooded and manicured, and gently to steeply sloped…whatever suits your dream lot!

 

        There are underground utilities at Grande Vista Bay that include electric, natural gas, water, sewer, cable and internet accessibility.

 

        Yes, Grande Vista Bay is a gated community. The peninsula on which Grande Vista Bay is located has a road down the middle dividing it between the East and West side of the community. There are multiple gate entrances to both the East and West sides of the development.

 

        There are a wide variety of options including existing homes, many lots of varying sizes, and new construction opportunities.

 

        Yes, there is a clubhouse with a full kitchen, meeting room, and a patio BBQ area.  The clubhouse can be used for owner activities or events and can be reserved up to three months prior to the event.  The owner is responsible for all cleanup after the event.  

 

        There is a Clubhouse and a swimming pool for community use. Women’s water aerobics meets during the summer months. The heated pool is open from before Memorial Day until the weather turns cool well after Labor Day.

 

        Yes, both private and community docks are available at Grande Vista Bay. There are many home sites that are TVA specked for private boat docks. The remaining home sites have access to three community docks for a monthly fee. There is a total of 80 slips in all three docks. Grande Vista Bay has both east and west docks. Rent is $1200 annually. There is water available in the dock area, but no power.

 

        Yes, Grande Vista Bay has a Property Owner’s Association (POA) that manages the development. Property owners are automatically members of the POA. The POA is led by a Board of Directors with committees and teams comprised of property owners.  The POA is guided by a set of CCRs and Bylaws.  

 

        There is a Volunteer Fire Station near the entrance of Grande Vista Bay.

 

        Grande Vista Bay is in Roane County, Tennessee. It is surrounded by rolling hills and nestled along Watts Bar Lake between the Smoky Mountains and the Cumberland Plateau. Grande Vista Bay has four seasons with an enjoyable summer and mild winters. Weather is perfect for outdoor activities.
